The World Of Timeshares

Prior owned timeshares can be a much better ‘deal’ than purchasing a brand new timeshare. So, what is the true cost of a timeshare? It is a known fact that previously owned timeshares do not sell easily.

As in any industry, the timeshare world has had its share of “timeshare scammers”. A new timeshare scam is when the scammer calls and tells the owner that a real estate agent has a buyer for the owner’s timeshare. Then they try to get the owner to pay for their service upfront. So, just be aware that scam artists out there are doing this kind of thing.

It’s always a good idea to decide where you want to vacation first, then investigate to see if a timeshare opportunity is in that area.

Keep in mind that if your vacation week lies in an off-season; its demand would be naturally low. So, you want to make sure your week is in a favorable week. In other words, a week when a large number of people will want to trade your week for theirs.

There are several factors that affect the selling and pricing of timeshare resorts. Just remember: 1. You want to own during a popular week. 2. You want to own in a location that others will want to visit. 3. You want to own a unit that is in the RCI network. That way, you’ll be able to use your points and trade them in for other resorts.

The one thing that most people don’t know about timeshare packages is that many of them have been created to market to a particular timeshare buyer. For instance, there are now packages that cater to a family with small children. Others may cater to the corporate market.

In researching timeshares in an area, you want to know who the ‘players’ are. Make a list and identify the main timeshare developers locally. Also ask yourself what timeshare brokers are active in your market. (its always a good idea to have an exit plan when you get tired of that timeshare unit.) Know in advance, who you would need to contact.
